Lambeth Council’s Planning Application Committee has approved several major developments to increase the borough's supply of affordable homes and specialist educational facilities. The decisions, reached during meetings in late January and February, will see the transformation of under-utilised brownfield land into high-quality residential units and a new school.
In Stockwell, councillors approved a scheme from Hyde Housing to deliver 18 new homes. The project replaces single-storey garages with two five-storey blocks. Notably, one of these blocks will be dedicated entirely to social rent. The design features dual-aspect units, which provide better daylight and natural cross-ventilation, reducing the risk of overheating for residents.
Councillor Danny Adilypour, Lambeth Council’s Deputy Leader and Cabinet Member for Housing, Investment and New Homes, said: “This exciting new scheme reflects our commitment to tackling the housing crisis and ensuring developments deliver real benefits for local communities.” He highlighted that each home will feature energy-efficient exhaust air pumps to align with the council’s climate objectives.
The committee also granted unanimous support for 20 residential units in Knights Hill. This development includes five units for social rent and two for shared ownership. Beyond housing, a significant educational boost was confirmed with the approval of a new Special Educational Needs (SEN) school on Lambeth Road. The project will redevelop existing buildings to provide space for 136 students and 52 full-time staff members.
The construction phase of the Stockwell development is set to provide a direct boost to the local economy. According to council targets, a quarter of all new jobs created during the building process will be secured specifically for Lambeth residents.
The new homes are designed to be "fit for the future," incorporating technology that uses ventilation air as a heat source for hot water and heating. This focus on sustainability is mirrored in the SEN school plans, which aim to provide modern, inclusive environments for students with additional needs within the borough.
